Finding the Right Property
Our team will work with you to understand your requirements, including location, budget, size and any specific features you are looking for. Once registered with us, you will be informed of suitable properties as they become available and invited to viewings at convenient times.
Making an Application
When you have found a property you wish to rent, you will be asked to complete an application form and provide identification and supporting documents. This allows us to carry out the necessary referencing checks, including credit, employment and previous landlord references, to ensure the tenancy is suitable for all parties.
Referencing and Affordability
All tenants will be subject to professional referencing. This helps confirm your ability to meet the rental payments and your suitability as a tenant. A guarantor may be required in some circumstances.
Tenancy Agreement
Once your application has been approved, a tenancy agreement will be prepared outlining the terms and conditions of your tenancy, including rent, deposit, length of tenancy and responsibilities of both tenant and landlord. Our team will explain the agreement clearly before you sign.
Deposits and Moving In
Your deposit will be protected in a government-approved tenancy deposit scheme. Before you move in, you will receive:
- A full inventory and schedule of condition
- Energy Performance Certificate (EPC)
- Gas Safety Certificate (where applicable)
- Electrical Safety Report
- The Government’s “How to Rent” guide
During Your Tenancy
Bond Residential will remain your point of contact throughout your tenancy. We can assist with:

End of Tenancy
When it is time to move on, we will guide you through the check-out process, final inspections and the return of your deposit, ensuring everything is handled fairly and transparently.
