Pets can be a tricky subject. Some landlords allow them with written permission, while others prohibit them entirely. Whatever your stance, outline the policy clearly and explain any exceptions or requirements, such as additional cleaning or pet insurance.

3. Noise and Neighbour Consideration:

Including a clause about noise levels is vital, particularly in flats or terraced homes. Tenants should avoid excessive noise during unsociable hours and respect neighbours' peace and quiet.

4. General Cleanliness and Maintenance:

Tenants are expected to keep the property clean and report any damage or maintenance issues promptly. House rules should encourage regular cleaning, proper rubbish disposal, and early reporting of problems.

5. Visitors and Overnight Guests:

You might want to limit long-term guests or subletting arrangements. Make it clear that the property is for named tenants only, unless otherwise agreed in writing.

House rules should be included in the tenancy agreement or as a written addendum. Keep the tone firm but fair—these rules are there to protect both your property and your tenants' quality of life.
