Streamline Your Sale: Essential Paperwork Checklist

When selling your home, it's not just about the viewings and offers; there's a fair bit of paperwork involved too. Having your documents ready early can prevent delays, reduce stress, and keep your sale moving smoothly from start to finish. Here's a handy checklist to guide you through the process.

1. Proof of Identity
First things first, you'll need to provide photo ID and proof of address to satisfy legal requirements. A passport or driving licence usually does the trick, alongside a recent utility bill or bank statement.

2. Title Deeds and Ownership Details
Your solicitor will need evidence that you own the property. If your home is registered with the Land Registry, this can be accessed digitally. If not, any original title deeds you have will be needed.

3. Energy Performance Certificate (EPC)
Before marketing your property, an EPC is required. It gives buyers a clear view of the home’s energy efficiency and highlights potential improvements.

4. Property Information Forms
You'll be asked to complete standard forms covering boundaries, disputes, planning permissions, guarantees, and general property details. Answering these accurately and honestly helps avoid problems later on.

5. Fixtures and Fittings List
This document clarifies what’s included in the sale—from kitchen appliances to garden sheds. Being clear prevents misunderstandings once an offer has been accepted.

6. Planning and Building Regulations Paperwork
If you’ve carried out any work on the property, gather permissions, completion certificates, and warranties. Buyers will want reassurance that changes were done correctly.

7. Mortgage and Leasehold Information
If there’s a mortgage, details will be needed to arrange repayment on completion. Leasehold properties also require information about the lease, service charges, and management company.

Preparing your paperwork in advance shows professionalism, builds buyer confidence, and helps your sale progress without unnecessary hold-ups. If you need assistance, we at Bond Residential are here to guide you every step of the way.
